Your main problem lies in the fact you are trying to sell in one of the worst housing market since great depression; To try and even sale in this market is crazy, people want deals i.e. foreclosures , look builders are dropping their new home prices by 25% since aug in the same development,
At this point the few buyers out there want one thing and one thing only a deal
