We found a real estate agent who charges 5% commission to sell our home (2% for herself, 3% for buyer’s agent). Is that a good deal? She really knows the area, especially the townhouse community in which we live, so we figure that it’s better to have a real estate agent who knows the market and can get our house sold fast rather than trying to find someone else who charges less commission.

We want to know what you all think. Thanks!

I have a major financial dilema. I own a condo in Michigan where the economy and the housing market has pretty much hit rock bottom. I moved out of the condo a year and a half ago because I lost my job and moved home to be closer to my new job. I had the condo on the market from July 2005 until August 2006 with no offers. I decided to rent the place out in August and had someone sign a one year lease. Now she is moving out because she bought a house and cutting out on the lease 6 months early. I wanted to put the condo on the market again now. But a realtor told me that I cannot sell it for more than $138,000 but I owe $152,000. So basicaly I won’t even break even and I have no money saved to pay the difference. I need to get rid of the condo but it is killing me financially. any ideas of what i can do? I need to sell because I won’t be able to buy a house with my boyfriend in the future if I still own the condo.

I’m thinking of getting into home staging for a business out here in Vegas- any feedback as to firsthand knowledge of the need and possible success of this business? Home staging is widely used on the east coast, but doesn’t seem to be known here. In this economy and with all the homes for sale, I figure the odds of getting work are higher if the value of staging is understood by the seller (many sellers do not want to lower their asking price and hence need to do something/everything to get the top dollar they’re asking for) (Home staging is, in a nutshell, basically decluttering/reorganizing/depersonalizing a home to create a picturesque atmosphere in order to get prospective buyers to feel like it could be their home, therefore bringing in top dollar for home sales to sellers and selling their home faster.)
Your intelligent thoughts/foresight are appreciated. Please reference your field of work/study in your reply also.
Thanks!!

The units in our development are renting for what we pay a month for our mortgage. If we sell right now, we would maybe just get our money back on what we paid for it. There are beautiful detached homes for sale that we’re really interested in! We already have a close family friend itching to rent our place and would sign a lease for 2-3 years. Also had a realtor email listings of rentals and he said they go very fast and in fact they have a waiting list for people looking to move into the community! Everything is still under home warranty within our home. Any thoughts on this? Wanted to see what others thought of the situation before we seriously consider moving forward with anything.

We are 6 months behind on our morgage, which is $1,100 a month. I am a single parent who is a full time student, my dad lives with me and we live off his $3,000 a month. I recently got divorsed and the house was left to me. I tried to get my morgage company to work with me when I was behind 2 months, but they wouldn’t. I was willing to pay off what we owed in payments, but they would only accept the full amount, which I just couldnt do and thats how I got into this whole mess. We cannot afford the house anymore and I really don’t want to mess up my credit with a foreclosure. I have looked into some places who will buy your house from you with the offer they make to you, but I don’t know if I should do that. Should I try to sell my house by myself? I cannot afford a agent to sell it for me and I also need to sell it fast. My ex-husband had kept the letters from the morgage company from me and I didn’t know that we had until the end of febuary until my house goes up for auction. Help!

I live in Jacksonville, NC & need a realtor to sell my home fast…(I am getting orders to another duty station)

I don’t want to waste time with realtors who won’t do a good job selling my home! (My friend had a bad experience which I’m hoping to avoid)

Please give me a name of a realtor in Jacksonville NC that you have used and tell me a little about your experience w/that realtor. Thanks

LostKoss asked:

My mortgage broker has suggested using a HELOC on our existing home to pay the down payment on a new house.
We own our existing home assesed at 70k with a small 15k home renovation loan.
We are looking at houses costing around 125000 so we would need about 25000 down.
We are assuming we can sell our existing home for at least 55000k on a fast track if needed.
We have good incomes so the 2 payments would not be a major problem short term.
Any advice on this matter?
Any pro’s and cons to look out for?

Thank you in advance for your time.
OK? So which is it?

FRAUD?

Or people Do it all the time?

I do not understand. Why is spending the money on a car or vacation ok…but usuing it for something REAL is not?
